Opinion of a former investor in the "Freedom County" Texas project:

More red flags than a Chinese New Year parade!

Has Linda Hunnicutt Lied or Made Misleading Statements About Freedom County?

MYTH [A,B,C...] VS. REALITY [1,2,3...]

{Under Construction}
[A] The Lease Agreement Hunnicutt offered online at Hunnicutt's web site www.rwefree.com/lease.htm (page modified 11-10-09; screenshot taken 12-12-09) states at the top: "LEASE AGREEMENT BETWEEN ____________________________, LESSEE AND FREEDOM IS NOT DEAD INC.(FIND), AN ARKANSAS "Not for Profit" CORPORATION WHICH HOLDS LAND IN TEXAS, LANDLORD" (highlight added)

From www.freedomisnotdead.org/timeis.htm
(page modified 4/2/09; screen capture 12/9/09):
"There will be no mortgage payments to worry about. The land is in the name of a Corporation ( NON Profit) making no taxation more than a possibility. The lease agreements are transferrable from one member to another in case of death etc."

(See [1] and [2] at right)

[B] Excerpts from Linda Hunnicutt's emails to paid investors ('leaseholders') regarding the land's Ownership Status, Financing, and Collateral:

From Hunnicutt, Sept 28 2009, subject: UPDATE

"The weather is beautiful and the land has not lost it's charm and beauty. We are indeed lucky to have found this place even though it has it's downfalls as all land does. The neighbors are great, the nearest one came over to check us out and wound up offering to keep us in water by letting us pull the RV's up in his yard and using his garden hose plus charging all the cell phones. Now that is a good neighbor. Another one came and pulled out a stuck motor home with his tractor and has offered to help us start the farming as he farmed this very land for a few years.

In all it is a great feeling to know we are on our own land with good neighbors and getting better all the time."

From Hunnicutt, Nov 19 2009, subject: Gossip

"[Name Redacted] just wrote and said that two people have told her that the property is not paid for.?

Now I don't know who would know that but you can be sure I am not going to invest any of my money in something I could lose.

We put a big big down payment on the property, we also put up collateral to cover the cost of the property in case we could not make the payment at the end of the year. That is right. we have a year to raise the remaining money or else we lose our property but the land is secure. No one will lose their land or home except me and Jack. And then only if we do not sell enough home sites within that year to cover the payment.

The only ones that can lose are us the two of us. Not any of you guys. I hope that quells the gossip and speculation about that.. The property cost $630,000.00 and you can imagine how much we had to put down to get that deal.

Linda"

"Well, if we put a permanent structure on our lot, and you don’t raise the remaining money in a year, then we would lose that structure.

I’m assuming that you would give us refunds for our lots if you lost the property. Yes?

I’m not assuming this will happen, just want to clear up some confusion about how things are set up. I don’t believe the lease addressed any remedies for the lessee if you guys lost the property. My parents were under the impression (based on a comment you made the day it closed) that they land was completely paid for in cash.

This does change my view on what to put on our lot…at least until the land is paid for.

[Name Redacted]"

From Hunnicutt to [Name Redacted], Nov 19 2009, subject: Re: Gossip

"you did not read the message: the land is secure. If we don't make the payment our property * our private property that we own ourselves* will be taken as payment in full. The collateral will be taken not the property in Texas.

I have no fear of losing anything as the economy becomes even more insecure and the government continues to become more and more fascist people will be searching for a haven to gather together. Our only problem will be who we accept. So far we have made some blunders in choices but from last month on we are running more complete background checks on everyone we allow to join us. I think that will save us a lot of problems like we have had with a couple of residents."

From Hunnicutt, Dec 5 2009, subject: Re: Happy Thanksgiving Freedom Family!

"[Name Redacted], for one thing the incorporation is in Ar. because that is the cheapest state to incorporate in, and yes the corporation is legal in Texas. Call your state Attorney to find out. The land* is* paid for, it will never be in default, that was one of my main concerns when I started this, I could not in good conscience ask people to leave their homes and invest not only their money but time in something that had a even small chance of being foreclosed on. That was the reason for collecting the funds before hand, we did collect a considerable amount of money to pay towards this property, Jack put in $100,000.00 cash of his own money, I put in what we have collected plus another $67,000.00 of our own money, that was my retirement in case you would like to know.. then we made arrangements with the land owner to pay for the balance in one year. That is covered by collateral put up by myself and Jack so if the funding is not there or if the banks fail and money is worthless ( yes we thought of this also) the land would be free and clear in 2010."

[G] Rules or No Rules?

Below are some examples of what Hunnicutt says publicly about how "Freedom County" (aka "FIND Family Farm" and "Freedom Ranch") will be governed:

From www.freedomisnotdead.org/bugout1.htm:
"There are no home association rules or people to tell you how to behave, that is up to you. Everyone has a voice in the governing of this village and problems will be dealt with at town hall meetings with everyone having a voice in decisions. The Settlement will be run by the laws the Constitution sets forth not by majority rule. This will be a true Republic."

From www.freedomisnotdead.welcome.htm:
"These sites is for a safe place with like minded people who will support each other, work together to make the best out of a difficult situation and establish a Constitutional County that will be governed as our fore fathers envisioned this Country. Ruled by Law not Majority vote."
[H] Granny Warrior Linda Hunnicutt
radio interview on 4/23/09:

Note (around footage mark 3:53) Hunnicut said "People need a place that they can use, even if they don't have to have it right away but they know it's there and it'll be there no matter what."; and (around footage mark 4:20) she continued "You need a place that you know is gonna be there where your family's gonna be safe.. and that's what Freedom County is all about." At the time of this April 2009 interview, land had not been purchased for the "Freedom County" project. The land was 'purchased' in September 2009; however, we do not understand how, even after having made the 'purchase', Hunnicutt could honestly make assurances that the property will be "there -- (available to or accessible by investors) -- no matter what" (See [1] at right).

Note (around footage mark 5:20) Hunnicutt says "Michael Badnarik's gonna be the sheriff of the county.. and it's gonna be run by the constitution - not by majority vote or any of that mess."
[I] Granny Warrior Linda Hunnicutt
radio interivew on 5/15/09:

Note (around footage mark 3:35) Hunnicutt stated "We're not moving out there until we get the whole land paid for." Note (around footage mark 4:40), when the radio host asked "So people could live out there?", the Granny Warrior began to describe settlement of the property by residents in present tense, as if it were ongoing at the time. Note also, that the actual closing date for the purchase of the FIND Family Ranch (Freedom County) property did not occur until September 2009 (the above interview took place in May 2009).
[J] Granny Warrior Linda Hunnicutt

[M] Granny Warrior Linda Hunnicutt
radio interview 7/03/09:
[N] 7/10/09
[O] 7/17/09

[1] As of 12/11/09, the property 'purchased' in September 2009 in Red River County, Texas as part of the "Freedom County" project is not fully paid for (it is financed); nor does it appear that the land has been 'purchased' in the name of a non-profit corporation. A Warranty  Deed  with Vendor's Lien for the land -- listing as "grantee" three individuals, including Linda Hunnicutt personally -- is on file at Red River County. The Deed of Trust (financing record) is in the names of the same three individuals (J Pruett, S Pruett, and L Hunnicutt) and reflects a balance owed on the land of $512,996 payable in September 2010. Source: Red River County Clerk, public records, Reference Vol. 635, pp. 599 - 609.

[2] We, at Freedom County Sentinel, cannot prove the financing contract for the "Freedom County" land is not "secure"; but, neither can we find supporting evidence for Linda Hunnicutt's claims that a) the land is paid for, and/or b) Hunnicutt's and Pruett's personal property has been put up as collateral on the note. As mentioned in paragraph [1] above, there is a Deed of Trust indicating a balance owed for the land (and, as of 12/11/09, no Deed of Trust Satisfaction record is on file at the Red River County Clerk's office to document the balance having been paid.) There is no mention on the Deed of Trust of collateral attached to the loan, other than the "Freedom County" property itself. Further, we found no UCC Financial Statement related to the property on file with the Red River County Clerk's office or the Texas Secretary of State. (This is a common method of recording the collateralization of a note. If real property is used as collateral, a UCC filing is made at the county; and, if using anything other than real property to secure a note, a UCC filing is made with the Secretary of State.) Because there exists an unsatisfied Deed of Trust for Linda Hunnicutt's North Carolina property -- and three signers on the Deed -- it does not seem she owns it outright (and therefore could not use it as collateral). We have found no other real estate currently in Linda Hunnicutt's name.

[3] The materials at left include several interviews conducted with Linda Hunnicutt over internet radio. Note that NONE of the properties described in these interviews ended up being the actual property 'purchased' as part of the "Freedom County" project. At least three land deals Hunnicutt attempted to negotiate in various Texas counties fell through before the actual property in Red River County, TX was located and contracted for.

[4] Several of Hunnicutt's online web pages include advertising language which contradicts what is stated in the Freedom Is Not Dead, Inc. Lease Agreement regarding taxes.

From www.rwefree.com/lease.htm
(page modified 11-10-09; screen capture 12-12-09):
"Landlord shall be responsible for the ad valorem taxes of the premises at the rate of the agricultural exemption applied to the agricultural land otherwise held by the Landlord in the same general area. Any amount over and above this figure, if any, shall be the responsibility of the Lessee. In other words, Lessee pays the taxes for any improvements made."

[5] The "Freedom County" project concept initially revolved around the selection of a county with low population density (low number of registered voters). The idea, as initially promoted by Hunnicutt, was to settle in a county where 100 new registered voters could 'swing' an election and thereby elect Michael Badnarik as sheriff. Listen to Michael Badnarik and Linda Hunnicutt discuss the initial "Freedom County" concept in this 7-part interview that aired on GCNLive and was originally posted to YouTube on January 14, 2009: [ 1 | 2 | 3 | 4 | 5 | 6 | 7 ]

King County, Texas (year 2000 approx. population: 356) was the original county chosen by project directors. After at least three land negotiations fell through, it was Red River County, Texas (year 2008 approx. population: 12,955) where the land was ultimately purchased in September 2009. Investors were informed of a change in location and given an opportunity to opt out; however, the actual county name was kept a guarded secret and few, if any, were informed of the new county's population information or demographics.

Excerpts from Linda Hunnicutt's emails to paid investors ('leaseholders') concerning Fundraising, Slackers, and Community Facilities:

From Hunnicutt, Oct 4 2009, subject: '!I found this in a email this morning' [sic]

..."Now for the really hard part.

Many have purchased lots and are not going to be out here at the beginning. I realize this is the way it has to be for many as they just cannot bring themselves to walk away from a stable job, home and life. Many ( myself included) simply don't really believe this country will collapse soon, that something will happen to change all of this oppression, surely the country will not fall after all this is AMERICA, our home and nation, proud and free.

Deep down I just cannot fathom the downfall of our country but I still sense that it simply cannot continue the way it is going without us becoming totally subdued to the authority of the government which I will not let happen to myself. Yet there is always that thought in the back of my mind someone will come along with the leadership ability and courage to stand up and stop this mess within the government itself.. Folks I think not. There is not one single man, woman or pervert in DC that will even utter a word in the defense of we the people. It is up to us to make our own lives and communities.

Now for those of you that will simply use your lots for a BUG OUT place of safety if and when the SHTF you must realize that others are doing the actual work that will benefit you in the end. There are people out here now that have walked away from homes, jobs, and lives that were comfortable and are working ( I mean physiclally laboring) to build these buildings and comforts that will be to your benefit yet you will have no investment in them in labor or money. This is not fair and it has to be corrected in some way. I don't mean that you are any less of a person or valuable asset to the community but you have to realize this community is being built from the ground up by the labor of our hands which takes away from building our own homes out here until we get the community facilities finished and in operation.

Folks I have already invested all I can in this, I am paying for the materials for the community building which is a real strain on my money, also am paying for the road which will run from the gate to the community building. Jack has purchased a Polaris vehicle for out here so you can ride around this vast piece of property and find your homesite, he has paid for all of the cost of getting electric out here, paid for fill to even out the road base on and on every day there are more costs, We cannot continue to foot the bill for everything when it is up to all of us as a community to share these costs as we will all be using them.
[...]
The costs are eating us alive, we cannot allow the progress to slow down or stop so it is up to all of you that plan on someday being here and enjoying this wonderful place to help us along with the costs. I know money is tight and everyone is strapped with their bills and high cost of just living but this is your future and your safety net.

Please make a effort to put aside a few dollars every week and send to help cover the costs of the buildings. If every one here gave just $20.00 a week ( about the same cost as going out to eat at a fast food place) we could have enough to build and not empty our financial pocket books totally. I don't think this is too much to ask of you guys. In fact It really isn't enough but it will give us some back up money to continue improving our own community without being a burden on just a few people.

Thank you all for what you are doing, this is a huge huge undertaking. For those of you that have not walked on this land and sensed the vastness of it I cannot describe the feeling of joy, knowing this is ours,.. all ours. it is up to us how we will live and govern ourselves, such a feeling of freedom. True Freedom like you have never sensed before.

Linda"

From Hunnicutt, Oct 7 2009, subject: More Good News

..."On another note. I asked for you who are not living out here or working on the projects to please help pay the price for the building materials, I am sad to say only a very few even made an attempt, in fact most of the money we collected which is less than $300 ( $100 from one person who is living here and working) came from those that are already here and putting in their labor and time. I think this is disgraceful, this is supposed to be a community working together yet it seems that there will be those that will simply sit back and wait for those who will work to do all the work and paying for materials and then reap the benefits of our labor and financing the project. we had one donation from one lady who cannot be here but wanted to just support us also.

Now. please think about this, there will be those that are lazy and will hope to benefit from the work of others but we will not be allowing that to happen. I will be keeping a record of every single cent that is sent in for materials plus the people who are working daily and on their time off to get this place in shape. Those that do get involved one way or the other will be the ones that are going to benefit from their work and investment, others may find themselves left out in the cold when they need our help the most.

Just the roof for the barn will cost about $1,800.00 not counting the material to close it in with. The Community building material has been paid for by myself as I wanted to get that done first so it would be available to everyone here. The main road from the gate to the community bldg. is being rocked and paid for by myself with my own money because I want people to be able to drive in on a good road easily, that will cost at least $2,000 for just the rock, the neighbor that is delivering the rock is going to spread it and tamp it down at no cost. That is a good neighbor. we will make sure he always has fresh milk, eggs and vegetables when we get the garden going.

Jack bought a new polaris 4 seater to have here to take people around this vast parcel so they can pick out their lots, this must have cost at least $10,000. plus they have put dollar after dollar into other items which we needed out here like the power deposits, $1,500 plus numerous trips in and out of town with items needed. Folks this has to stop. We are not your parents we are your neighbors. Everyone should be sharing these costs if they plan on using any of the facilities out here.

You also need to remember we have invested our money into this property, both are at the bottom of the bucket of funding. We need everyone to chip in what they can and lets get this on equal footing. Self sufficency means being responsible for yourself and not depending on anyone else to do your share.

Linda"

From Hunnicutt, Oct 14 2009, subject: RAIN RAIN GO AWAY, COME AND PLAY ANOTHER DAY

..."I asked for help from those of you that cannot be here to actually work on the community projects, ie: kitchen/meeting room/ bath areas etc . to please help with the materials. very few have done so. I asked for only a $20 a week subscription and got 2. Several others sent much more via paypal and several who are actually working here gave their share of funds even tho they are carrying the load for the rest in labor.

we have some very dedicated folks who are working hard on getting this all in place and with their help it will be a functioning project shortly.

Now those of you that choose to sit back and just watch don't be surprised when the efforts of those that do work and those that help support the people here working are rewarded with full use of the facility. Those that neither help with the materials or labor will not be able to use the facility. That is just the way it works.

We will have no slackers who use others, it seems to have become a way of life for some. they sit behind a computer so long they forget that the real world is out there waiting for them to step into the light of day and reality."

From Hunnicutt, Nov 16 2009, subject: Some frequent questions?

One of the biggest questions now is? What about all of the people who are not contributing to the project now while some are working their butts off to get the buildings up, roads done and wells put in? Will they just be able to walk in and start enjoying the work of others with investing nothing other than their lot payment? This is a hard one to deal with as I know many cannot come out and work, many don't have money to spend but still have the lots. I honestly don't know how this should be dealt with but I do know that if people think they are going to be able to just sit home and do nothing then come on out when it is all working and finished expecting to be a full partner member with those that have contributed either money for materials or labor, this is not going to be accepted by either me or the others working here now. Will they be able to use the toilets, showers, eat our supplies and not be responsible for any of it happening? I don't think so. We may have to issue the card keys like in motels for those that have participated in the work here or buying supplies making the buildings accessable to them only. That may work until the new comers have put in some work ethic to the place to earn their seat at the table.

That is another problem we will all have to discuss and decide on together.

Since everyone will be using the community building I think it only fair that the utility bill should be equally split up among people who will be using it. That is a easy answer. Every one will be taking showers, using hot water, eating, drinking and using electric both privately as well as storage of our food in refrigerators and freezers. There will be a gas bill as well for cooking plus the wifi internet connections.

[...]

I have asked everyone to sign upfor a subscription payment every month so residents can help supply some of the materials we need to complete these projects. Only 2 people signed up for these..and it was only $20 a month. Now that is sad. I realize times are hard and getting worse, that is why we are doing this but, everyone can come up with $5 a week.

For those of you planning on moving in the next week or so we have a list of things we absolutely need:
1. gas stove ( 2 if possible)
2. washing machine
3. Refrigerators ( at least 2)
4. hot water heater
5. Sinks ( kitchen)
6. Wood stove ( for heat)
7. Electrical wire for the building and RV sites
8. T stakes for the fencing"

[7] Excerpt: Email from Linda Hunnicutt to paid investors ('leaseholders') in the "Freedom County" project, December 2 2009, subject: Everyone hold onto your hats....

"Something else: To all those that are thinking of selling their lots please hold off on that as I believe that will not be allowed once we get this going. The $500 lots were kept as to honor our word but since we have gotten such a larger and more expensive place the price has to be $1000 for the small lots. As is stated no refunds will be made after Sept. 25th 2009 as all of that money went into the purchase of the land. If you are not going to use your lot then just hold on to it for future needs or in case of emergencys.

This will all be discussed this Saturday and we will give you what decision has been made on this so until then no transfers will be done.

Linda"

As of 12/13/09, we at Freedom County Sentinel are unaware of any follow-up information having been sent by a "Freedom County" director on the matter of lease transferrability.

[8] We at Freedom County Sentinel are unable to determine whether septic infrastructure is on the radar as a planned (or intended) provision of the "Freedom County" project.

[9] The 1st Amendment (Hunnicutt-style)

[10] Listen to Rebecca Carley's remarks about her non-involvement with the Freedom County project.
Carley's first statement was made in regard to this announcement on Hunnicutt's web page:
"Dr. Pruitt ( Ron Paul's medical partner for years) is one of the sponsors of this community and will be building a clinic for the community, Dr Rebecca Carley will have her own clinic, and Nannette Carley ( no relation) will have a health spa with a herbal store, all will be working together to provide the best medical care possible for the residents."

And, after Hunnicutt revised her web page to say: "Rebecca Carley was supposed to be moving to Freedom but due to a misunderstanding of her needs and concerns of why she has lost her license to practice medicine, in everyones best interest her name was removed from the residents listing at her request."

Credit: Rebecca Carley and FreedomFighterRadio.net

[x] Linda Hunnicutt had not seen firsthand the property she was describing (as having "a river running through it") in the June 5 and June 19 2009 radio interviews at left. Further, she described the property in an email to paid investors on June 26 2009 as follows: "The new site is great, with the river we will have access to swimming, fishing, rafting plus a site for a hydro electric plant to produce our own power. One resident wants to put up a grist mill run by a water wheel which will be a great asset to the community also. There are lots of trees which will offer shade which was missing at the other site also. We as a group have already purchased the inventory from a restaurant so the tables, chairs booths, utensils and many many appliances we needed for a kitchen and dining area are already paid for. One resident is building a health clinic on the property for natural health care, we have two doctors as residents already, one the partner of Dr Paul's when he was in the medical field, Rebecca Carley is the other. We have a couple of registered nurses also, one professional teacher for the kids, farmers, builders, people from most every field who will be there to help or contract for any improvements on the sites." The following excerpt is from a June 26 reply to that email (copied to the list of investors) from someone who had seen the property firsthand: "Linda, You say: 'The new site is great, with the river we will have access to swimming, fishing, rafting plus a site for a hydro electric plant to produce our own power. One resident wants to put up a grist mill run by a water wheel which will be a great asset to the community also. There are lots of trees which will offer shade which was missing at the other site also. ' I hate to dissolution you but the facts are: It isn't great because: 1 - While they call it a river, it doesn't qualify as a stream. A 'trickle' maybe. 2 - Swimming will require a pool. 3 - There isn't enough water for a minnow to swim in. 4 - Rafting is out! 5 - Even if you could get away with digging a channel for the generator to lay in it would have to be about 2" in diameter to be under water with no 'flow'. 6 - Any water wheel wouldn't be big enough to grind up Cheerios. 7 - The 'trees' are either Mesquite which give only minimal shade, have long EXTREMELY sharp thorns, and ruin tires; or scrub oak which don't have the thorns. 8 - The structures consist of 2 sheds that need serious repairs and a barn in similar condition. There is a 'corral' attached to the barn and the stock water tank is inside this."
